What people ask before booking
Grouped roughly in the order they arise. If yours is missing, the answer usually depends on the capacity you are acting in — so ask, and you will get a straight answer rather than a hedge.
Acting for an estate
What do you provide that an ordinary removal does not?
A written record. An executor has to be able to say what was in the property and what happened to it, and a receipt for a van does not do that. We list the contents at the property, record the split between kept, distributed and disposed of, and give you a copy.
Can you deliver to several different addresses?
Yes, and on estate clearances that is usual — items to two or three beneficiaries, some into storage and the remainder disposed of. It needs planning into the loading order, which is one reason these jobs are surveyed rather than quoted over the phone.
We do not know yet what is being kept. Is that a problem?
Not at all, and it is the normal position. Goods can be collected, listed and held while the estate is settled, and distributed afterwards. Making those decisions under time pressure in an empty house is the thing worth avoiding.
Can you handle disposal of what nobody wants?
We will take a load to a charity shop or recycling centre alongside the move and record it. Full licensed waste clearance is a separate permission, and where that is genuinely what is needed we will say so rather than take the work.
How quickly can you start?
Usually sooner than people expect, but there is rarely a reason to rush an estate clearance and several good reasons not to. We would rather give you a survey, a plan and a record than an empty house by the weekend.
Downsizing and owners
How do we work out what will fit?
Send us the floor plan of the new place, or the room dimensions if you have them, and we will measure the pieces you are unsure about against them at survey. It is a free answer and it changes what people take.
Should we sell things before or after the move?
After, usually, if you can. Selling under deadline pressure produces bad prices and regretted decisions. Holding the uncertain items while you settle in costs something but usually less than both of those.
Can you move us in stages?
Often sensible on a downsize. Essentials go first, the house is lived in with less in it, and the remainder follows once you can see what the rooms actually take. Planned at survey as one job.
Do you empty lofts and garages?
Yes, if safe and reachable, and they must be on the inventory. In the Havering stock — particularly Collier Row and Emerson Park — that is where most of the volume is.
Tenants and landlords
Can you work to a check-out time?
That is how tenancy moves are planned here — backwards from the check-out with margin, so we are loaded and away before the inspection rather than finishing as the agent arrives.
What if the new tenancy starts later?
Goods are collected, listed and held until you have keys. It is cheaper and considerably calmer than the alternatives people improvise in that gap.
Do you clear a property between tenancies?
Yes, for landlords and agents directly, on a listed basis. Where furnishings are being held during a void, the list is what makes putting them back straightforward.
Who is responsible for what in a part-furnished let?
That depends on your agreement, not on us — but the practical answer is that a list made at the property removes the argument. We record what went and what stayed.
Around the borough
Which parts of Havering do you cover?
Romford town centre, Gidea Park, Collier Row, Harold Wood and Harold Hill, Emerson Park, Ardleigh Green and Rush Green. Hornchurch, Upminster and the Brentwood edge we serve and cross, though each has its own established firms.
Is Gidea Park different from the rest?
Architecturally, yes — a lot of it is an early-twentieth-century garden suburb with listed houses and conservation-area status. That means more protection on the day and, in places, restrictions on where a vehicle may stand.
Do I need a parking suspension?
In the town centre and the denser terraced streets around Rush Green, frequently. In Collier Row, Emerson Park and most of the interwar stock there is a drive and the question does not arise.
What about the flats near the station?
Lift booking, loading bay and notice to the building. Those blocks have a high turnover since the Elizabeth line opened and the managing agents are used to moves — they simply want telling in advance.
Do you go outside the borough?
Regularly, including long-distance and four European road routes with their own pages. What we will not do is claim to be a local firm in a town where we are not.
Quotes and storage
How do I get a quote?
Send the form with both addresses, roughly what is going, and in what capacity you are booking. We come back with the questions that raises, then arrange a survey. The written quote follows the survey.
Why will you not price it over the phone?
Because a phone call cannot see a loft, a garage or a listed staircase in Gidea Park, and it cannot tell us whether a job needs an estate-standard record. A figure given without those is one that changes.
How long can you hold goods?
For as long as the decisions take. The terms, including notice for redelivery, are set out in your booking contract in writing rather than implied here.
Is storage only for date gaps?
Not here. A good share of what we hold is buying somebody thinking time — on a downsize or an estate — rather than bridging a chain. Both are legitimate uses and they are priced the same way.
